At Studio 3A we provide a number of services from before acquisition of a property to submitting the final usage license to the corresponding municipality. Our work is not only the design of a project but also everything that surrounds building work, allowing the client to have peace of mind. We work in rural or urban plots and any type of project, always searching to mitigate the carbon footprint of each design.
Due diligence is a big part of our work. We work with clients and investors to properly understand what you can build in a rural or urban plot before acquisition of the property.
Official Information Request
Once the due diligence is done, we request official information (Pedido de Informação Prévia) from the municipality which has a validity of one year in order to guarantee the construction viability.
This is where the architect’s thinking cap goes to work. We make a thorough climatic study on the location of the project taking into account its orientation, predominant wind direction, views, local materials and its built surroundings.
The planning application (projecto de licenciamento) consists of a set of drawings and written elements that enable a good understanding of the proposal in order to submit to the municipality seeking approval for construction.
The working drawings (projecto de execução) consists of a set of written and drawn elements at a finer scale, to be sent to the contractor for tender & construction. It includes all details designed in liaison with the engineering team.
The technical assistance to the work by the architecture team includes the clarification of the doubts regarding errors and omissions by the contractors as well as the clarification of doubts related to the project.
